About Us:
Paulino Development, Inc. was founded in 2005. The company expanded while
Waikiki Paulino worked at F.J. Sciame Construction as Construction Manager.
Waikiki managed the construction of several high profile projects for several
multi million dollar New York developers and private investors while helping to
form Paulino Development during the company’s growth. In September 2005,
Paulino Development became part of the Russ Whitney’s Whitney Education
Group, Inc.

Paulino Development has established
fundamentals which solidify the firm’s
investments as worthy of high yield expectation:

    - A deep understanding of real estate fundamentals as well as the thorough
     and careful opportunity analysis accompanies every deal to insure sound
     opportunity evaluation.

    - Acquisition principles are critical to profitability.  Profit should primarily be
      created during asset acquisition, and secondarily during liquidation. 
      “Precision Buying” essentials must be satisfied to assure positive returns.

Waikiki Paulino, Managing Partner

 
Waikiki Paulino, a founding member of Paulino Development, was born and
raised in Brooklyn, NY. Waikiki began his involvement in real estate within the
construction field at a young age. Waikiki graduated from New York City
Technical College with a degree in Structural Engineering. He then went on to
study at Pratt Institute where he received his bachelor’s degree in Construction
Management. Waikiki further pursued his education in the real estate industry
by attending real estate masters courses at New York University. Waikiki
worked for several construction firms prior to F.J. Sciame Construction Co.
where he worked in the capacity of a construction manager for six years
managing select and high profile, fast track projects for large private developers
and fortune 500 companies in New York City. Many of his planned goals and
milestones were realized while attending school and working - both - on a full
time basis. Waikiki’s analytical background in engineering combined with his
tolerance for high stress, high profile management at a fast pace has proven to
be a solid foundation for opportunity evaluation, investment control and
management. Waikiki focuses the company’s efforts in high appreciating
markets within the major metropolitan areas of South Florida, Atlanta, GA,
Raleigh-Durham, NC and New York City, NY.  Waikiki has worked with
investors, design consultants, general and sub contractors, union affiliates and
city officials in the business of real estate investing and development since
2000.
